BEWARE OF SCAM IN JACKSONVILLE! PLEASE SHARE! There is a scam going around in Jacksonville (and all over Florida) involving the rental of properties. A random person will claim to be the landlord of a property, lists them online and takes your money. These people can give you access to the property because they seek homes that are for sale from companies that have too many properties to track them, so these properties usually have the codes for the lockboxes that you can purchase online for $0.99 (meant for realtors). These people are professionals and once they have your money, they disappear and you may find yourself being charged with trespassing when the real owner realizes you are there. You will be ejected from the property and the fact that someone scammed you makes no difference to the owner (they have the legal right to eject you). It is HIGHLY unlikely an attorney would be able to help you because these scammers usually disappear with no trace, use fake names, you never get to see them and ask you for money in ways that you cannot trace who you sent the money to. 99% of the time you won't be able to recuperate your money. Now, what do you look for?: 1. Out of town telephone numbers. Not definitive because they get local numbers too. 2. You never get to see the person. If the person refuses to meet with you or puts too many excuses to meet with you, it is likely a scam. It is highly unlikely a realtor or landlord will send you on your own to see their property. A person who is committing a crime is not going to let you see their face so you can identify them in court. 3. You are sent a very basic lease that looks like was pulled off Google. 4. They advertise the property as rent-to-own. Lots of rent-to-owns are legitimate but scammers tend to advertise rent-to-owns to lure people in. 5. The rent price is significantly lower than other advertised prices. If it looks too good to be true, it usually is. 6. The property has a lockbox. Properties with lockboxes are usually for sale. 7. The person is asking you to send the money via Western Union or Walmart-to-Walmart. 8. They advertise NO CREDIT CHECK, NO BACKGROUND CHECK, EVICTIONS OK, NO DEPOSIT, FIRST MONTH FREE, FREE UTILITIES, or any of these similar “too good to be true” offers. Again, scammers try to lure people in. 8. You feel weird about the situation. TRUST YOUR INSTINCTS! What can you do to protect yourself from these scams when renting a property? 1. Look for properties from reputable sites. Beware of little known websites and craigslist. 2. Always meet with a real person and ask them for an ID. 3. If you can afford it, have an attorney look over the lease to make sure it is valid. 4. Be mindful and realistic of your price range. Don't purposely look for properties with qualities that will put such properties out of your price range because once you find that "too good to be true" property, you are so in love with the idea of it that you will ignore the signs. 5. Always make a payment in person and get a receipt. If you can pay with credit card, go ahead as it is more likely you will get your money back if it is a fraudulent transaction. Get the name of the person you are making the payment to and if you can get their ID, even better. 6. Check on the Property Appraiser’s website for your county and search the address of the property. If the owner that shows in the results is NOT the person named in the lease, YOU ARE BEING SCAMMED. Even if the name matches, ask for an ID. If the owner is a company, the company’s name should be on the lease. Google that company’s name and call them to confirm they are renting the property and the person you are giving money to is an authorized agent.
